What is Green Globes?
Green Globes® is a science-based whole building certification system that evaluates the environmental sustainability, health & wellness, and resilience of all types of commercial real estate through a formal, third-party assessment process. It is one of only two whole building certification programs recognized by the U.S. federal government.
Whole building certification evaluates a building’s total performance across energy use, water efficiency, materials, building systems (including HVAC, lighting, and plumbing), indoor environment quality, and site — rather than any single feature in isolation.
Green Globes® certification is designed to allow building owners and managers to select which sustainability features best fit their building and occupants. Our personalized approach helps you achieve the most sustainable outcomes based on your building’s type, location, budget, and occupancy needs.
Green Globes Multifamily Protocols
GBI’s Green Globes® Multifamily for New Construction and Existing Buildings protocols provide certification options that meet the needs of owners and project teams pursuing financial incentives — including Fannie Mae financing and low-income housing tax credits in states with Qualified Allocation Plans (QAP).

Green Globes®-certified buildings are on the path to achieve lower energy and water bills, reduced emissions, minimized waste, and optimized health and wellness benefits for occupants. Incentives for building better with Green Globes® can include third-party offerings, tax-related deductions, or abatements.
